APPLICATION QUESTIONS
How do I apply to rent one of your units?

How long will it take to process my application?
We strive to process your application as quickly as possible. Fully completing your application and including accurate contact information will help us to process your application promptly. You are welcome to contact us if you have questions regarding the status of your application.
How will I know if I am approved?
We will contact you to notify you that you have been selected. Once you are selected, we will work with you to set up a time to sign the rental agreement (lease) and collect the security deposit. You will receive your keys at the time you move in and pay the first month’s rent.
Who do you rent to?
We do business in accordance with the Federal Fair Housing Law. We do not discriminate because of race, color, religion, sex, handicap, familial status, national origin, or other forms of discrimination prohibited by law. We do, however, have an obligation to accept only those applicants who are able to pay the rent, are willing to care for their residence, and are considerate of the rights of their neighbors.
Do you do a background check as part of your application process?
Yes. We have an extensive tenant screening process which includes, but is not limited to, the following: check of court records for criminal actions, check of previous rental references, and verification of employment. Co-signers or parent guaranties are sometimes required.
Does my roommate(s) have to fill out an application?
One application for each adult applicant (18 years of age or older) is required. All roommates must go through the same tenant screening process.
Does my roommate(s) have to sign the lease?
Yes. All tenants are jointly and severally liable under the terms of the lease.
POLICY QUESTIONS
Do you allow smoking?
All of our units are non-smoking. If you are a smoker, smoking is permitted OUTDOORS only. Any cigarette butts should be disposed of properly.
Do you allow pets?
Pets are considered on a case-by-case basis. Each property listing will indicate if pets are allowed or not. Please refer to the Pet Policies below as a general guideline. Any animal required under the Americans with Disabilities Act, shall be permitted.
- A separate pet agreement with pet rent paid monthly is required
- No vicious dogs or cats or those with a bite history
- No ferrets, bunnies, snakes, rodents, birds, gerbils, hamsters, mice, or other animals as determined by management
- Fish and fish tanks should not exceed 15 gallons
- All dogs and cats must be spayed or neutered and have proper shots documented
- Cats must have, at minimum, their front paws declawed
- Some properties may be designated “pet-friendly” while others are not
- Black light will be used to inspect for urine stains
- Tenants are responsible for total clean up inside and outside of the residence including having the carpets cleaned professionally upon move-out
What is the policy on noise/neighbor disturbances?
Out of respect and courtesy to other tenants and the property itself, excessive noise and partying is not tolerated and will be dealt with on a case-by-case basis.
Do you allow satellite dishes?
Due to the damage caused by installing a satellite dish, mounting of the dish in improper locations, and the disposal of the dish, we do not allow satellite dishes at any of our properties.
Can I paint my apartment?
Due to the costs involved, we do not allow color changes in our properties.
Can I sublease?

How much is the security deposit?
The security deposit is equivalent to one month of rent.
Do you cash security deposits?
Yes, the security deposit is cashed when you sign the lease.
How do utility escrows work?
The escrow amount is paid each month with your rent. The escrow amount goes into an account and Zafree Properties LLC will pay escrowed utilities upon receipt of your bills. If there is any remaining amount in your escrow account at the end of the lease term, after outstanding utility bills are paid, this amount will be refunded to you. If there is a deficit in your escrow account at any time, you will need to pay this amount. We review the escrow yearly to keep escrow amounts as accurate as possible.
My lease is ending, what do I need to do to check out?

How do I renew my current lease?
Please contact us if you would like more information on renewing your lease.
When can I move in?
You can move in the day that your lease begins. Please contact us to schedule a check-in time on your move-in day.
How long is your lease?
Residential leases are typically one year and have various start/end times throughout the year. Student leases typically start June 1 and end on or about May 25. Garage leases are usually a minimum of six months and have various start/end times throughout the year. Other lease terms may be discussed and agreed to on a case-by-case basis.
What utilities are included?
If you have a current lease, please review your signed rental agreement. If you are searching for a place to rent, please review each property listing, which indicates what utilities are included.
Are the washing machines and dryers coin operated?
If you are renting a unit where the washing machine and dryer are provided by Zafree Properties LLC, they are not coin operated and are for the exclusive use of the tenants that live there.
